Professional Experience
Mr. Shillings has been employed exclusively in the real estate appraisal and consulting profession since the mid 1980’s, and re-joined Haginas & Company in 2009 following the death of its founder, Pete Haginas Jr., MAI. Mr. Shillings owned and operated Shillings Realty Services, Inc. from 2004 through 2008.
Prior to forming Shillings Realty Services, Mr. Shillings was employed with Haginas & Company/Appraisal Management Services (“AMS”), specializing in the ordering and review of appraisals on behalf of several small and mid-sized lenders. AMS, in effect, serves as these lenders’ Chief Appraiser, working directly with loan officers, chief credit officers, and the contracted appraisers throughout the appraisal process, blending technical and advisory roles based on a comprehensive understanding of the appraisal business, appraisal processes, professional standards, as well as elements of the regulatory and compliance side of the lending process.
Previous work experience includes Mr. Shillings serving as a Manager in the Real Estate and Environmental Damages Group of PricewaterhouseCoopers, providing consulting services for a broad range of national clients. These services included right-of-way, and dispute analyses requiring in-depth analysis of complex real estate issues in litigation, and providing litigation support to legal counsel representing property owners. These disputes generally are found within breach of contract, condemnation, or environmentally impacted properties, as well as other scenarios where the value of properties have been damaged from the actions of others.
Early experience includes employment with Lewis Realty Advisors and Robert B. Jones and Company, each being local valuation and consulting practices, specializing in general real estate valuation, with an emphasis on real estate litigation and tax services. Specific issues include:
- Appraisal and value-damage research and modeling for commercial developments including office, retail, industrial, resorts/golf communities, and commercial land properties for purposes of eminent domain.
- Appraisal and value-damage research and modeling for properties impacted by Superfund and other environmental, soil-based, influences.
- Appraisals performed for ad valorem tax protest, including valuation and separation of value between tangible and intangible components.
- Involved in numerous assignments where issues of civil litigation were central to the duties performed. These include wrongful foreclosure, fraud, misrepresentation and breach of contract issues. Consultation duties extended to include preparation of expert witness for deposition and trial testimony.
